Our Inspection & Testing Process
Every inspection begins with a thorough visual assessment and moisture evaluation. Where indicated, we use 3D thermal imaging to detect hidden moisture behind walls, under flooring, and inside ceiling cavities — areas where mold commonly develops out of sight. Testing samples are analyzed to identify mold species and concentration levels, and you receive a clear written report outlining findings and recommended next steps.

Our 3D thermal imaging equipment allows us to pinpoint moisture intrusion and temperature anomalies that are not visible to the naked eye. This means you get a complete, accurate scope of any mold or moisture issue — not just what’s visible on the surface.
Do I Need a Mold Test If I Can Already See Mold?
No. Knowing the type of mold present or whether it produces toxins is not necessary to determine the appropriate method for clean-up. If we can see the mold, it needs to be removed. Testing involves more cost to the customer. When necessary, we will take samples and send them to an independent lab to be analyzed and we usually receive results within 24-48 hours. If mold is not visible, testing will tell us if there is mold present. Post remediation testing can be helpful to assure that the mold is no longer present. Testing for type and quantity of molds is useful primarily when litigation is imminent (or in process), or in cases of severe health effects (for example, when physicians are trying to isolate an offending organism).
Poor indoor air quality can trigger allergy symptoms, respiratory issues, and other health concerns — even when no visible mold is present. Biotek Environmental's indoor air quality testing identifies airborne mold spores, allergens, and other contaminants so you have a clear, fact-based understanding of what's in the air you're breathing.
